Pollard Thomas Edwards has been appointed to design a new town centre in London’s Park Royal for Barratt London and Asda that will provide 1,500 Passivhaus-standard homes in Northwest London.
Anchored by an Asda superstore the development will transform the industrial estate into a vibrant residential neighbourhood.
The bold proposals will enable Barratt to redevelop a ten-acre Asda site in Park Royal - including one of the supermarket brand’s largest shops - into a new, people first, play- and family-friendly townscape with great transport links and easy access to local schools and public facilities.
In addition to housing, plans include space for retail, workspace and leisure uses.
PTE’s design will be sequenced to allow the existing Asda shop to remain open while the new one is being built on an adjacent car park.
The masterplan is the result of a collaborative design process led by PTE, working alongside Cowen + Partners, Hutchinson & Partners and East.
This is a unique ‘new town’ project with Barratt and Asda – two of Britain's biggest consumer brands. In essence we’ve been given the chance to create an exemplar of how best to re-invent our city’s light industrial landscapes as places to live, work and play, that the whole industry can look to.

The redevelopment of Park Royal will have a huge impact on the area, with the new town centre unlocking new commercial opportunities for local businesses and providing a new hub for the local community.
